a. Geyser- should you encounter problems with you geyser and burst pipes then the following should be done:
switch off the water mains for the unit which is located outside the unit near the kitchen window
report the incident to the Smithfield caretaker
the caretaker will assist you in following the correct procedure. For emergencies only the caretaker can be reached at unit 86
if the incident occurs when the Smithfield caretaker and/ or the managing agent is unavailable then contact a plumber to undertake the minor repair work needed to contain the situation
when available the caretaker and/ or the managing agent will be able to approve any further repairs
if the incident falls under The Smithfield Body Corporate's Insurance Policy then the costs will be covered by The Smithfield Body Corporate less the insurance shortfall

b. Electrical and Plumbing- the owner is responsible for all electrical and plumbing problems inside the residence. Should you encounter any electrical or plumbing problems inside your residence then please do the following:
switch off the main supply
contact a recognised plumber/ electrician for assistance
pay the plumber/ electrician

c. Noise and Disturbances- please note that we live in a community that live very close to one another. Please respect your neighbours and abide by the Rules and Regulations of the Smithfield Body Corporate. If any of your neighbours are not adhering to the Rules and Regulations of the Smithfield Body Corporate then please advise the Trustees of the Body Corporate in writing of the incident. Please include in your letter:
date and time of incident
details of incident
details of all involved (unit numbers)
please include witnesses (if any)
